Cooling off periods

Hi there. Thought I would share a little known secret that applies to all real estate agents that you may not know about.


What is the cooling of period for real estate agency authorities?


If you engage / solicit an agent to come to your home , ie you call them and then you enter into an agreement then it is 24 hours from the time you receive a copy of that agreement.


If the agent solicits you by calling or knocking on your door and then you enter into an agency agreement then the cooling of period is 5 days from the time you receive a copy of the agreement.


Why is it different? Because all agents are covered by the provisions of the Door to Door Sales Act.

​A blog , the chance to tell the world useful or useless information that may lead to humans or bots reading text with the goal of increasing ones rank both online and in human circles.

With so much innovation happening everyday across the planet it is becoming harder and harder for humans to stand out amongst the crowd of online crud, all shouting at the top of their lungs saying look at me I am the best in my field of expertise, don't choose that person , look over here we are the best , we are the biggest, we have the best flavour, the best events, the best toys , the biggest buildings , the best presence, don't waste your money on that, we are the ones you want. This is so true of all brands and business across the planet , but most prevalent in real estate.

As a career salesman I have to say that real estate is the first service that I have sold without a product to start with first. That means you have to find the product to sell before it can be sold unlike selling mobile phones at 2 Degrees, you have the phone and service right now, it can be sold now today and revenue made today not tomorrow. With real estate an agent must find the seller first before he can find the buyer and then wait to be paid when the house is sold.

So I can see why there is so much shouting and noise made by all the brands in real estate, they are  all fighting to make money from a small pool of sellers. In Hawkes Bay alone there are 220 licensed sales people all looking to make money, some are doing well, alot aren't and the people at the top level (the owners) are doing extremely well based on the numbers sold. The business is a cash cow for the franchise owners, with multiple independent contractors working their butts off for free untill the ultimate influx of cash comes on payday and then there is the expenses the sales person has to pay. Yes thats right , the sales person pays to make money for the business owner.

So why am I ranting ? I need to understand the difference between innovation and humanation for real estate , what will the future hold, will there be a future for humans in real estate? Which part of the process will humans provide? What do vendors want? What do buyers want?

What is Humanation? The role of human's in the future

Innovation - Technology driven by Moore's Law  the doubling of chipset performance and output. The ability to do more from less...

Thats it! More from less. This is what all humans want the idea of producing more, getting more, experiencing more, making more money, from less time spent, less material input, less cost, now, instant. This is why the younger generation are lazy, they can get all the information of the world now, instantly, machines can do more! 

I met Bernard Hickey  in late 2015 at a Harcourts mini conference, he talked then about the deflationary economy we are in, the impact of low interest rates, how Moore's Law has created this and the disruption of many industries. He discussed the idea of uberisation of real estate, that it was coming and that if we read between the lines that the traditional real estate model is ....will end.
